Not all new condos will appreciate in price! Choosing the Right development and the Right unit will be the most important criteria. In many cases, the lower floors make the most profits. And Freehold condos usually takes a longer time to appreciate than a 99 year leasehold condo.
Many resale condos will lose money, just as in HDB resale. We mitigate the chance of losing money by buying Yishun Emerald because of 4 factors.
Undervalue Location - once the expressways are ready, it will be more appealing and the overall value will go up.
Less than 1km to MRT station - any property near a station can still hold a value because of demand.
Potential pool of future buyers nearby - in a few years time, Canberra estate HDB owners will reach their MOP.
This is called the Exit Plan.
The long term plan for this couple is to invest in a landed property and ‘unconventional’ properties such as shophouses and central kitchen.

* The downpayment for a Private Property could be lesser than for an EC. Because you will get more loan for a Private Property.

*If you own a HDB flat, yes you can buy a Private Property.

#英國租房
以下是我與朋友們的經驗,僅供參考。
英國租房有分成share house或者自己租一個property 。
學生的話又有分,學校提供的學生宿舍,或者學校跟第三方合作的學生宿舍。
學校自己的學生宿舍,例如Durham或Cambridge 因為學校有自己的土地與建物,所以通常學生會直接住在學校蓋的宿舍裡面,跟台灣的那種大學宿舍比較像。
當然劍橋和Durham也有第三方蓋的那種學校宿舍,有些有跟學校簽約,有些則是私人經營。那私人經營的話,就是一般人都可以租,例如短期念語言學校的,或者遊學的人,甚至有的願意租給非學生的人,只是你另外繳concilt tax。通常他們都會提供weekly cleaner, 房間大部分是ensuite(套房),以及一些公用設施,像是Gym, Cinema 之類的。
在倫敦地區的話,大部分的學校都沒有很多學生宿舍,因為土地很貴,租金也很高,所以很多是學校跟第三方簽訂一些合約,學生可以透過學校承租,可是宿舍本身是由第三方公司經營。
學生也可以選擇自己在外面租房子,就是可以直接跟房仲租,現在比較少有房東自租,除非上一些FB的租屋社團或者spareroom.com那種。
一般英國租房子比較常用的網站有:
Rightmove: https://www.rightmove.co.uk/
Zoopla: https://www.zoopla.co.uk/
這兩個網站通常是直接租一整個property (studio, 1 bedroom, 2 bedroom 這種,通常是跟房仲租)上面除了租房也有買房的。
如果要找合租就是:
Spareroom: https://www.spareroom.co.uk/
不然也可以直接去各仲介網站,我比較不建議Gumtree上面太多詐騙。其實Spareroom也會有詐騙,都是要小心。
價格的話,會根據屋況,地點有所不同,可能差一條街就差很多錢,當然倫敦也可能差一條街治安就差很多。
所以真正可以拿來比較價格的可能就是要同一條街,或者同一棟大樓之類的,不然差一條路可能就是完全不同世界。
***倫敦地區***
很多人會說西倫敦治安比較好,東倫敦治安比較差,其實也不是完全一定,也是要看地區,也不是比較貴就治安比較好或者比較安全。
像是西區的SOHO房價非常之貴,可是因為在鬧區,有很多夜店跟Pub,所以相對的扒手非常多,也可能有很多酒醉鬧事的人,或者吸大麻的人到處晃之類的。
另外Zone1也不代表治安比較好,因為是鬧區,所以人口密集度也高,人多的地方就是有很多問題,如同其他大城市一樣,可能很多複雜的人們,也可能會有什麼黑道,非法交易,扒手,毒品交易問題。(據說以前St.Pancras那一帶都是毒品交易精華區)
住比較遠的話,像是zone2 zone3 就需要考慮到交通問題,地鐵也是相當昂貴,不過你如果有railway card可以綁定,好像有一定比例的優惠。可是鐵路卡也需要錢買,所以沒有常搭火車或地鐵也不需要。
疫情下很多鐵路是限制服務,所以也是要比較麻煩,如果要到市區的話,可以搭公車之類的,只是要搭比較久,搭地鐵人多也怕被感染。
有小孩的話就要考慮到學區,倫敦也是和台灣一樣,比較好的學區附近比較貴。
價格:倫敦zone1來說的話,現在疫情下,很多租房價格下降,一個studio可能大概1000鎊/月上下可以租得到(不含bill) ,想知道具體的話大家可以去租房網站看看。
***劍橋地區***
劍橋市其實整體都算滿安全的,跟倫敦或者其他大城市比起來,相對安全很多。也幾乎沒聽過什麼在路上被砍死的消息,當然也是偶爾有神經病或醉漢可能換攻擊人。流浪漢也是相當多,不過在市區也不太需要擔心搶劫或扒手,在那邊住了三年是都沒遇過。
通常北劍橋比較便宜,可是相對治安也比較不好。(可能會有小偷入室偷竊之類的)
劍橋火車站附近的話是相對比較貴,還有南劍橋靠近植物園,一來就是交通方便,二來就是學區還有實驗室什麼教學區比較近。
劍橋大家幾乎都是以腳踏車代步,公車路線不良,可是劍橋很小,所以也不太需要開車什麼。生活品質算是不錯。該有的店面都有,可是沒有像倫敦那樣的夜生活。
價格:火車站附近的話,可能1200鎊/月上下可以租到一個1 bedroom或2 bedroom的flat/house ,想知道具體的話大家可以去租房網站看看。
***杜倫地區***
由於大部分都是學生,所以環境清幽單純,治安非常好,學生也幾乎都是住在學校的學院居多,在外面租房也相當便宜。
價格:學生house share 的話,市區可能400-500鎊/月,但現在疫情房價不知道有沒有下跌,比較遠一點的地方,可能400-500鎊/可以租一個一房或兩房的House,想知道具體的話大家可以去租房網站看看。

英國租房跟仲介租的話,仲介一般是不能收仲介費的,他們只能收一些reference check的錢。
通常你的offer被接受以後,你需要繳交一筆訂金,大概一個禮拜的租金,然後訂金收到後,仲介會把廣告從租房網站撤下,或者寫under offer 接著做reference check 然後一切都沒問題後,需要繳交押金,押金通常是一個半月,通常要繳交押金跟第一個月的房租,所以要租房之前要準備好足夠的錢。
簽約的時候要看清楚上面的規定,違反規定的話,對方也可以直接終止合約,上面也會說怎樣的狀況,其中一方可以終止合約。通常也會有寫一些法律責任以及租客權利問題。
在英國的話,有跟房仲或房仲簽Tenant contract 是比較有法律保障,如果是subletting那種,像是你是跟二房東(某A先跟房東簽約租一整個房子,再把其中一個房間租給你)承租 ,那種通常是Lodger 很沒保障。或者跟房東同住也是沒什麼保障,但通常大家也是貪圖方便,覺得我短租一個月之類的就好,就會找這種。Lodger或跟房東同住的合約,他們基本上可以隨意進你房間,想要把你趕出去也可以。
如果非不得已是最好不要找這種住長期。我自己也遇過share house 二房東不還押金的,但還好當時押金也沒有給很多,就算了,不然打官司我也要付錢。
要打官司什麼也會很麻煩,所以最好還是找有保障的房仲,也不要想說什麼,啊我是台灣人找台灣人房東就有保障。我也遇過很雷的台灣人房東,規定一大堆(洗澡只能洗30分鐘之類),然後不爽就不租你也是有。
反正有法規保障一定是比較好的,當然房仲也是有好有壞,也是有房仲很爛,東西壞掉不修理,但至少他們還是會擔心你去告他,給你一些回應,在不得已也可以直接打地話給當地的concil 如果是真的像沒有熱水不能洗澡這種,concil 會派人來修,然後跟房仲或房東要錢。所以非不得已他們也不想這樣做。
