人氣珠寶商 BEN BALLERS 最近公佈與 KAWS 聯手合作，為饒舌歌手 KID CUDI 設計了定制款頸鍊，作品名為「SPACE」，奢華前衛。

韓裔珠寶商人 BEN BALLERS 以客訂製奢華珠寶起家，品牌主打奢華華麗的嘻哈風格，不少客群都是饒舌歌手。擁有 KAYNE WEST、GD、A$AP ROCKY 和 SNOOP DOGG 等一眾明星顧客陣容。近日 BEN BALLERS 透過個人 INSTAGRAM 分享最新的 KAWS 聯乘作品「SPACE」，這條頸鍊以 KAWS 標誌性的遮眼 COMPANIONS 公仔為藍本，化身成為披滿鑽石並穿著「太空服」的版本，更值一提的是，除了吊墜之外，色彩繽紛夢幻的頸鏈「MOON LINK」亦同樣是由 KAWS 設計。BEN BALLER 稱這是他「整個職業生涯中創造過最細緻、最複雜的珠寶。」圖片可見， COMPANIONS 身上充滿細節，由太空服皺紋，到軟管的設置，再到太空小背包都非常細緻，BEN BALLERS 甚至提到工廠為了專注於製作「SPACE」而暫停其他工作 3 個月。

ทำไมบริษัทต่างธุรกิจ จึงหันมาลงทุน ในอสังหาริมทรัพย์ /โดย ลงทุนแมน
หลายคนคงคุ้นเคยกับชื่อของบริษัทอสังหาริมทรัพย์เหล่านี้
แลนด์ แอนด์ เฮ้าส์, แสนสิริ, ศุภาลัย หรือพฤกษา ซึ่งเป็นแบรนด์อสังหาริมทรัพย์ อันดับต้น ๆ ของไทย
ที่มีโครงการคอนโดมิเนียมและบ้านเดี่ยว อยู่ทั่วประเทศ

แต่กลับมีบางบริษัทต่างสาขาธุรกิจ ที่เริ่มสนใจเข้าสู่ธุรกิจอสังหาริมทรัพย์
ก้าวเข้ามาเป็นหน้าใหม่ ร่วมแข่งขันกับบริษัทยักษ์ใหญ่ในวงการอสังหาริมทรัพย์
ซึ่งแม้ว่าบริษัทเหล่านั้นจะประสบความสำเร็จ และมีกำไรเติบโตจากธุรกิจของตนอยู่แล้ว

จึงทำให้เกิดคำถามที่ว่า..
ทำไม ? บริษัทที่เชี่ยวชาญในสายธุรกิจเดิมเหล่านี้ เริ่มหันมาลงทุนเพิ่มในธุรกิจอสังหาริมทรัพย์
และมีจำนวนไม่น้อยที่ประสบความสำเร็จไม่แพ้บริษัทผู้พัฒนาอสังหาริมทรัพย์ อีกด้วย

หากลองสังเกตในช่วง 10 ปีที่ผ่านมา
จะเริ่มเห็นโครงการอสังหาริมทรัพย์เพื่อขาย ให้เช่า หรือบริหารโครงการหลายแห่ง
ที่มีเจ้าของเป็นบริษัทที่มีความเชี่ยวชาญในสายธุรกิจอื่น เพิ่มจำนวนมากขึ้น

ตัวอย่าง สิงห์ เอสเตท บริษัทในเครือของบุญรอดบริวเวอรี่
ผู้ผลิตและจำหน่ายเครื่องดื่มแอลกอฮอล์เป็นอันดับต้น ๆ ของไทย
เจ้าของแบรนด์เครื่องดื่มที่คนไทยรู้จักดีอย่าง สิงห์และลีโอ

ซึ่งจากข้อมูลของกรมพัฒนาธุรกิจการค้า
เครือบุญรอดฯ นับว่ามีเม็ดเงินจากธุรกิจแอลกอฮอล์มากมาย

บริษัท บุญรอด เทรดดิ้ง จำกัด
- ปี 2561 มีรายได้รวม 106,209 ล้านบาท เป็นกำไรสุทธิ 1,762 ล้านบาท
- ปี 2562 มีรายได้รวม 114,124 ล้านบาท เป็นกำไรสุทธิ 2,187 ล้านบาท
- ปี 2563 มีรายได้รวม 107,370 ล้านบาท เป็นกำไรสุทธิ 2,468 ล้านบาท

แต่เครือบุญรอดฯ ยังเลือกที่จะต่อยอดธุรกิจในด้านอสังหาริมทรัพย์เพิ่มขึ้น
โดยมองว่า การลงทุนด้านอสังหาริมทรัพย์ จะเปิดโอกาสที่มาของรายได้จากทรัพย์สิน Passive Income ตัวอย่างเช่น รายได้ที่เป็น ค่าเช่า ต่างจากรายได้ของธุรกิจหลักที่เป็นรายได้จากการขายสินค้าแบบ Active Income

แต่เดิมเครือบุญรอดฯ เคยลงทุนในหลายโครงการร่วมกับบริษัทผู้พัฒนาอื่น ๆ
ก่อนจะควบรวมกิจการกับ “รสา พร็อพเพอร์ตี้” ที่มีผลงานเป็นโครงการที่อยู่อาศัย สำนักงานเช่า และโรงแรมรีสอร์ต และเปลี่ยนชื่อมาเป็น “สิงห์ เอสเตท” เข้าสู่ธุรกิจอสังหาริมทรัพย์อย่างเต็มตัว

โดยบริษัทเคยชนะประมูลการเช่าที่ดินระยะเวลา 50 ปี บริเวณหัวมุมถนนอโศกมนตรีและเพชรบุรีตัดใหม่
จึงพัฒนาโครงการสิงห์ คอมเพล็กซ์ ที่มีพื้นที่ใช้สอยกว่า 120,000 ตารางเมตร
ซึ่งแล้วเสร็จในช่วงไตรมาส 3 ของปี 2561 กลายมาเป็น Mixed-Use โครงการแรกของบริษัท

นอกจากนี้ ยังเปิดตัวแบรนด์คอนโดมิเนียม The ESSE และ The Extro
และยังมีโครงการ S Oasis สำนักงานเช่าบนถนนวิภาวดีรังสิต คาดว่าจะแล้วเสร็จในปี 2565
ยังไม่นับรวมการลงทุนในกลุ่มโรงแรม และอสังหาริมทรัพย์ในต่างประเทศอีกมากมาย

อีกบริษัทที่มีมุมมองในการขยายธุรกิจเข้าสู่ตลาดอสังหาริมทรัพย์
ก็คือ AIA ซึ่งเป็นที่รู้จักในสายธุรกิจประกันชีวิตในไทยกว่า 83 ปี
โดยเลือกที่จะพัฒนาโครงการอสังหาริมทรัพย์ในรูปแบบสำนักงานปล่อยเช่า บนทำเลศักยภาพต่าง ๆ

นอกจากจะได้ครอบครองแปลงที่ดินบนทำเลศักยภาพแล้ว
ก็ยังจะได้รับผลตอบแทนในรูปของค่าเช่า ซึ่งได้พัฒนาอาคารสำนักงานเช่าไปแล้ว 2 โครงการ คือ

- อาคาร AIA Capital Center บนถนนรัชดาภิเษก แล้วเสร็จปี 2557
เป็นอาคารสำนักงานเกรดเอ ที่มีอัตราค่าเช่าเฉลี่ย 1,000 บาทต่อตารางเมตร
และยังมีกลุ่ม Regus เข้าไปทำธุรกิจพื้นที่เช่า Co-Working Space อีกด้วย

- อาคาร AIA Sathorn Tower บนถนนสาทรใต้ แล้วเสร็จปี 2558
เป็นอาคารสำนักงานเกรดเอ ที่มีอัตราค่าเช่าเฉลี่ย 1,000 บาทต่อตารางเมตร

และกำลังจะมีโครงการแห่งที่ 3 คือ อาคาร AIA East Gateway
ที่เรียกได้ว่าเป็น อาคารสำนักงานพรีเมียมเกรดเอแห่งแรก บนถนนบางนา-ตราด
ซึ่งกำลังอยู่ระหว่างการก่อสร้าง คาดว่าจะแล้วเสร็จในช่วงไตรมาส 2 ของปี 2565

นอกจากธุรกิจอื่น ๆ จะเข้าสู่วงการอสังหาริมทรัพย์
ในรูปแบบของการลงทุนพัฒนา เพื่อเป็นเจ้าของโครงการเองแล้ว
เรายังพบในลักษณะของการถือครองหุ้น หรือเข้าไปร่วมบริหารองค์กร อีกด้วย

ตัวอย่าง บริษัท เคพีเอ็น แลนด์ สายธุรกิจย่อยในด้านอสังหาริมทรัพย์
ในเครือของเคพีเอ็น กรุ๊ป ซึ่งทำธุรกิจเกี่ยวข้องกับสยามกลการ และเครือสยามมอเตอร์
ซึ่งโดดเด่นในสายธุรกิจรถจักรยานยนต์และเครื่องดนตรี ร่วมกับแบรนด์ Yamaha

เดิมที เคพีเอ็น แลนด์ เคยมีผลงานโครงการคอนโดมิเนียมมาแล้ว 3 โครงการ ได้แก่
- แบรนด์ The Diplomat จำนวน 2 โครงการ
- แบรนด์ The Capital จำนวน 1 โครงการ

จากนั้นจึงเข้ามามีส่วนร่วมในบริษัทอสังหาริมทรัพย์ที่มีชื่อว่า ไรมอน แลนด์
โดยปัจจุบัน เคพีเอ็น แลนด์ คือผู้ถือหุ้นอันดับ 1 ที่มีสัดส่วน 23.97%
ขณะเดียวกันนั้น นายกรณ์ ณรงค์เดช จาก KPN ยังเป็นประธานเจ้าหน้าที่ฝ่ายบริหาร (CEO) ของไรมอน แลนด์ อีกด้วย

มาถึงตรงนี้ เราจะเริ่มเห็นได้ว่า..
หลายบริษัทที่เริ่มต้นธุรกิจในด้านอื่น ๆ และประสบความสำเร็จมาแล้วถึงจุดหนึ่ง
จะเริ่มก้าวเข้ามาร่วมแข่งขัน หรือร่วมลงทุนในธุรกิจอสังหาริมทรัพย์

ถ้าถามถึงเหตุผลว่า ทำไมบริษัทเหล่านี้ จึงหันมาลงทุนในอสังหาริมทรัพย์ ก็คงจะมีหลายเหตุผล เช่น

1. ตลาดอสังหาริมทรัพย์มีขนาดตลาดที่ใหญ่เป็นหลักล้านล้านบาท เพราะยุ่งเกี่ยวกับชีวิตของคนทุกคนในเรื่อง ที่อยู่อาศัย การทำงาน และการใช้ชีวิต

เมื่อธุรกิจมีกระแสเงินสดมาจากธุรกิจหลัก ก็สามารถนำเม็ดเงินเหล่านี้ไปลงทุนในตลาดอสังหาริมทรัพย์ที่มีความต้องการมหาศาลมาดูดซับได้ ตัวอย่างเช่น การสร้างหนึ่งตึกในสมัยนี้ก็มีมูลค่าโครงการหลักพันล้านบาทแล้ว

2. ตลาดอสังหาริมทรัพย์มี Barriers to Entry น้อย ผู้เล่นเดิมจะไม่ได้เปรียบผู้เล่นหน้าใหม่เหมือนอุตสาหกรรมอื่น เพราะผู้ลงทุนสามารถจ้างผู้เชี่ยวชาญที่เกี่ยวข้องมาทำแทนได้ ตั้งแต่ การออกแบบ การรับเหมา การทำตลาด การจัดการ ดังนั้นเราจึงจะเห็นได้ว่าบริษัทหน้าใหม่สามารถสร้างโครงการ หรืออาคารได้สำเร็จ ไม่แพ้ผู้เล่นหน้าเก่าเลย สิ่งที่สำคัญที่สุดของตลาดนี้ก็คือ “เงินทุน”

3. ลักษณะของธุรกิจอสังหาริมทรัพย์จะให้ผลตอบแทนที่พอจะคาดการณ์ได้ และสามารถเปลี่ยนมือได้ นั่นหมายความว่าผู้ลงทุนสามารถซื้อสินทรัพย์ หรือซื้อหุ้นต่อจากผู้เล่นรายอื่นได้ โดยดูผลตอบแทนที่คาดการณ์ไม่ว่าจะเป็น Yield หรือ IRR ว่าจะยอมจ่ายเงินเพื่อลงทุนที่ราคาเท่าไร ดังนั้นถ้าผู้เล่นหน้าใหม่อยากเข้ามาก็สามารถซื้อต่อจากผู้เล่นเดิมได้ง่าย

ทั้งหมดนี้เป็นเหตุผลเบื้องต้นว่าทำไมบริษัทต่างธุรกิจ จึงหันมาลงทุนในธุรกิจอสังหาริมทรัพย์กันได้ง่าย ถ้าจะให้สรุปคำตอบง่าย ๆ ก็คือ บริษัทเหล่านั้นมีเงินทุน และตลาดอสังหาริมทรัพย์มีขนาดใหญ่ที่ผู้เล่นหน้าใหม่เข้ามาได้ไม่ยาก นั่นเอง

ก็น่าติดตามต่อไปว่า แล้วจะมีกลุ่มธุรกิจใดที่จะก้าวเข้ามาลงทุนในอสังหาริมทรัพย์
จนกลายเป็นคู่แข่งคนสำคัญ ที่ผู้พัฒนาอสังหาริมทรัพย์เดิม ต้องจับตามองกันบ้าง..
